Building on their deep experience in real estate, the founders of Smith & Co. introduced the SOFIEL Residential Apartment Series—an initiative centered on developing and managing contemporary rental housing in Kawanishi, Hyogo.

Each SOFIEL property is thoughtfully constructed with a focus on durability and long-term asset growth, offering rental solutions that adapt to tenants’ changing lifestyles while delivering strong returns for investors.

In 2008, the first SOFIEL residential apartment was completed — a property that continues to deliver consistent returns decades later. Since then, new SOFIEL apartments have been developed regularly, each tailored to its site and designed with a practical focus on layout, natural light, privacy, airflow, and tenant appeal.

Unlike high-risk flip strategies that aim for short-term gains of 20–25%, SOFIEL apartments are built for the long term. This philosophy is deeply informed by Smith & Co.’s roots in sustainability — including academic grounding through an MBA in Leadership & Sustainability — and years of hands-on development experience in Japan. Each SOFIEL build reflects three guiding priorities: low environmental and financial risk, high livability, and steady income over time.

Our units are exclusively managed through Mini Mini Kawanishi, located in Hyogo and very close to the SOFIEL buildings. We have been working with them since 1996, maintaining a trusted relationship that ensures stable tenant management and responsive support. Our financing is secured with primarily fixed-interest loans to protect against volatility. Maintenance costs are kept low thanks to our trusted construction partner, Smith Realty. This integrated approach ensures that each SOFIEL apartment not only performs well, but also endures with dignity.
